Every property requirement is scored against your candidate properties across several weighted factors, producing a ranked shortlist of the best fits. Every suggested match comes with a plain-language explanation of why it scored the way it did, so you can see exactly what drove the ranking before you act on it.
What goes into a match
Every candidate property is weighed against the requirement across these factors:
Location & geography
How well the property's location fits where the requirement is looking.
Budget fit
How closely the property's price sits within the requirement's budget.
BHK / configuration match
Whether the property's configuration matches what the requirement is asking for.
Carpet area
How the property's carpet area compares with the size the requirement needs.
Furnishing
Whether the property's furnishing status lines up with what the requirement wants.
Possession timeline
Whether the property's possession status and timing fit when the requirement needs to move.
These factors combine into a single score behind every match. We deliberately don't publish the exact weighting here — what matters for your day-to-day work is the ranked shortlist and the explanation behind it, not the underlying formula.
Real matches, even with incomplete data
Not every property in your inventory has an exact location pin set — and that shouldn't mean a genuinely good match gets missed. When a property doesn't have precise coordinates of its own, BrokerCircle's matching can still work using the property's linked project location, or broader area-level matching, so real matches aren't lost to a data gap. The geography handling is built to be resilient to exactly the kind of incomplete data that's normal in a working brokerage's inventory.
